EICR pricing inside London ranges from around £150 in the outer boroughs to £435 in central Kensington and Chelsea. The difference is rarely the inspection itself; it's the engineer's travel time, parking access, congestion and ULEZ surcharges, and the typical size of property in each area. This guide lists the typical band for every London borough and explains how to use the differential to your advantage when booking across a portfolio.

How the figures are derived

We aggregate booking platform prices, trade body guidance and direct quotes from accredited engineers, then refresh the figures quarterly. The figures cover a standard one to three bedroom flat or house. HMOs and large period houses sit toward the top of the band; new-build flats with a small consumer unit sit at the bottom.

All bands assume the engineer is Part P registered with NICEIC, NAPIT or ELECSA accreditation. Unregistered providers may quote lower but the certificate will not satisfy the 2020 Regulations.

Inner London — Zone 1 and 2

**Westminster** typically £168 to £420. The combination of period stock, congestion charge, ULEZ and tight parking pushes prices to the top of the London band.

**Kensington and Chelsea** £174 to £435. The highest band in London driven by the prevalence of large period flats, basement conversions with complex circuit layouts, and difficult parking.

**Camden** £162 to £405. High-density period stock with congestion and ULEZ surcharges.

**Islington** £156 to £390. Mostly period conversion flats; ULEZ applies.

**Hammersmith and Fulham** £156 to £390. Similar profile to Islington with a higher share of large family houses.

**Wandsworth** £154 to £384. Strong rental market; ULEZ applies; mixed period and post-war stock.

**Tower Hamlets** £150 to £375. Mix of new-build flats and period conversions; ULEZ applies; parking varies.

**Lambeth, Southwark, Hackney** £146 to £375. Mostly period stock; ULEZ applies.

Outer London — Zone 3 to 5

**Wandsworth, Lewisham, Greenwich, Newham** £144 to £390. Period and post-war mix; outer parts now within ULEZ.

**Ealing, Brent, Haringey, Waltham Forest** £138 to £360. Higher share of family houses; ULEZ applies across all four.

**Barnet, Bromley, Croydon, Sutton, Kingston, Richmond** £132 to £345. Mostly outer suburb stock with good parking; the lowest cost cluster in London.

How to use this for a multi-property portfolio

If you own across boroughs, booking a single engineer to inspect multiple properties on the same day usually saves £30 to £60 per property by amortising the travel and parking premium. A handful of London EICR engineers explicitly market portfolio rates.

Inner London engineers will often travel out to inspect the same landlord's outer London property on the same day for a small extra fee. Booking inner first and outer second usually beats booking each separately.

Reminders are the single biggest cost saving

An EICR found at expiry, with a C1 or C2 code, sits unfixed until a re-inspection. Common questions

Why does Westminster cost more than Croydon for the same flat?
Parking, congestion charge, ULEZ, and engineer travel time. A central London visit can take a full half-day even when the inspection itself is two hours.
Can I share an EICR engineer with my neighbour to save money?
Yes. Most engineers will offer £20 to £40 off per property when inspecting two or more on the same visit. Adjacent boroughs work even better.
Do EICR prices change quickly?
They drift with engineer hourly rates and parts pricing, not in step jumps. Year-on-year changes are typically 3 to 8 percent.
