Best platform to book a Gas Safety certificate in the UK 2026
Updated 2026-05-22 · 5 min read
A Gas Safety certificate (CP12) can only legally be issued by a Gas Safe registered engineer. The platform you book through is less important than the registration number on the certificate, but each platform takes a different approach to verifying that registration. Here is what to expect from each.
Gas Safe register: the only thing that matters
Under the Gas Safety (Installation and Use) Regulations 1998 a CP12 can only be issued by an engineer on the Gas Safe register. Their number must appear on the certificate and on the engineer's Gas Safe ID card. Every other platform credential is secondary.

Checkatrade for Gas Safety
Checkatrade verifies Gas Safe registration at trade signup. Strongest verification of the three.
Typical fees: £60 to £100 for a one-appliance property, £90 to £150 for two-appliance, £120 to £180 for three or more appliances. Inner London adds £20 to £40.
MyBuilder for Gas Safety
Strong second. Trades list Gas Safe numbers on their profile but the platform doesn't verify centrally. Always cross-check on gassaferegister.co.uk.
Bid-based pricing typically returns £55 to £130 for the same one-appliance property. Worth the 24-72 hour bid cycle for non-urgent renewals.
Bark for Gas Safety
Bark distributes your request to five matching professionals. Useful when you've left it late before a new tenancy and need an inspector this week. Verify each engineer's Gas Safe number yourself.
Recommendation
Use whichever returns the cheapest quote for an engineer with a verified Gas Safe number. The certificate has the same legal force regardless of platform. For most landlords this means MyBuilder first (bid pricing), Checkatrade second (verification convenience), Bark third (speed).
Common questions
- Is the platform legally liable if my CP12 is invalid?
- No. Liability sits with the engineer who issued the certificate and with the landlord who relied on it. Always verify the Gas Safe number yourself.
- How often do I need a Gas Safety certificate?
- Every twelve months for any property let with gas appliances. The certificate must be in date before the start of each new tenancy.
- What if I have no gas appliances?
- No CP12 is required. The Electrical Safety check (EICR) still applies, plus any HMO licensing requirements your council operates.
