Best platform to book an EPC in the UK 2026

An Energy Performance Certificate (EPC) can only be issued by an accredited Domestic Energy Assessor registered with one of the schemes recognised by the Department for Energy Security and Net Zero (Stroma, Elmhurst, Quidos, NES). The pool is smaller than for gas or electrical work, so the right platform is the one with most assessors in your area.

Domestic Energy Assessor accreditation

Look for Stroma, Elmhurst Energy or Quidos accreditation in any quote. The assessor's accreditation number must appear on the EPC.

From 2028, the minimum EPC band for new tenancies in England is proposed to rise to band C, with existing tenancies expected to comply by 2030. Check your current EPC band early; remedial energy works (insulation, boiler, glazing) take time to schedule.

Checkatrade for EPC

Checkatrade has the largest pool of accredited Domestic Energy Assessors of the three platforms and verifies the accreditation at signup. Typical cost £45 to £120; central London at the top of the range.

MyBuilder for EPC

MyBuilder's EPC pool is smaller but bid-based pricing can shave £10-£20 off. Cross-check the assessor's accreditation before booking.

Recommendation

Default to Checkatrade for EPC: verification matters more here than on gas or electrical because the legal landscape (EPC C rule) is shifting and the documentation needs to be airtight for future remortgage and sale.

How long does an EPC inspection take?
Thirty to ninety minutes depending on property size. The certificate lasts ten years.
Can I book a re-EPC after a boiler upgrade?
Yes. Any time you improve the building fabric, glazing, boiler or heating controls, a new EPC will reflect the upgraded rating. Book the new EPC after the work completes.
What if my current EPC is band D?
It's still legal to let today. The minimum band for new tenancies is currently E. The proposed 2028 band C minimum is in consultation. Plan upgrades over the next two to three years.
