A single UK rental property typically attracts £250 to £500 per year in recurring compliance costs alone — before mortgage, agent fees, ground rent or repairs. This guide adds them all up and explains the variance by property type.

**Gas Safety (CP12)** — £60 to £150. Mandatory for any property with a gas appliance. Higher end for multi-boiler or commercial-style heating.

**PAT testing** — £0 to £100. Optional unless you supply appliances; most furnished lets do.

**Fire Risk Assessment** — £80 to £250. Mandatory annual review for HMOs, blocks of flats and common parts.

**ICO data protection fee** — £40 (tier 1, most landlords).
